What changes the price
Major spalling, deep cracks, or previous coatings to remove add prep time. Most slabs come in at the per-sq-ft posted price; severely damaged slabs add 15–25%.
Per-sq-ft cost drops on larger projects because mobilization amortizes. 5,000+ sq ft commercial typically lands $1–2/sq ft below standard pricing.
Standard flake blends are included. Custom blends, metallic finishes, or logo-matched colors run $0.50–$1.50/sq ft extra.
Adding a mudroom or laundry room to a garage install runs $400–$1,200 instead of $1,500+ standalone, because equipment is already on-site.
About 15% of basement slabs need a moisture-mitigation primer underneath. Adds ~$2/sq ft. We test before quoting so you know up-front.
