Garage Floor Coatings · $7–9 / sq ft

Polyurea + polyaspartic flake system. 2-car garage runs $3,000–$4,500 fully installed. 3-car runs $4,500–$6,000.

Basement Floor Coatings · $7–9 / sq ft

Moisture-tolerant polyurea system. 800 sq ft typical basement runs $5,600–$7,200. Add ~$2/sq ft for moisture mitigation if needed.

Patios & Porches · $8–10 / sq ft

Polyaspartic exterior system, anti-slip aggregate standard. 250 sq ft typical patio runs $2,000–$2,500.

Commercial Floors · $6–9 / sq ft

Scales by project size. 1,500 sq ft showroom runs $10,500–$13,500. 5,000 sq ft warehouse $30,000–$40,000.

Utility Rooms · $6–9 / sq ft

$1,000–$1,800 standalone for a 100–200 sq ft room. Drops to $400–$1,200 when bundled with a garage or basement install.

Surface Prep Only · $2–4 / sq ft

Standalone prep (diamond grind + crack repair) without a coating. For coating jobs we do, prep is included free.

What changes the price

Five things that move the number up or down.

1. Slab condition

Major spalling, deep cracks, or previous coatings to remove add prep time. Most slabs come in at the per-sq-ft posted price; severely damaged slabs add 15–25%.

2. Square footage

Per-sq-ft cost drops on larger projects because mobilization amortizes. 5,000+ sq ft commercial typically lands $1–2/sq ft below standard pricing.

3. Color choice

Standard flake blends are included. Custom blends, metallic finishes, or logo-matched colors run $0.50–$1.50/sq ft extra.

4. Bundling adjacent rooms

Adding a mudroom or laundry room to a garage install runs $400–$1,200 instead of $1,500+ standalone, because equipment is already on-site.

5. Below-grade moisture

About 15% of basement slabs need a moisture-mitigation primer underneath. Adds ~$2/sq ft. We test before quoting so you know up-front.

6. Veteran discount

Veterans and active-duty military get 10% off labor on residential installs. Mention your service at quote time.
